Infilling this historic lower downtown Denver block was a most difficult challenge. Located only one block from the Colorado Rockies baseball stadium, traffic was congested, streets were narrow and pedestrian traffic was high. Program requirements called for two underground levels of parking, retail on the ground level, four levels of above-grade parking and three levels of upscale lofts with mountain and city views. Creative parking layouts provide 207 parking spaces, and ramping systems comfortably accommodate loft owners, visitors, delivery trucks, and monthly parkers from adjacent office buildings. The exterior façade design carefully blended masonry, architectural precast concrete, steel, and glass storefronts to achieve a unique overall appearance.
