Parking Structures

330 West WellsMilwaukee, WisconsinThe Wells Street Parking Deck, located in downtown Milwaukee, is a conventionally reinforced cast in place structure consisting of 8 levels. Carl Walker performed a condition appraisal of the parking garage to review the condition of the garage and make recommendations for its repair and maintenance. Carl Walker developed design documents, assisted with bidding, and provided construction administration for the recommended repairs.

CalPoly University Grand AvenueSan Luis Obispo, CaliforniaThe Cal Poly University Grand Avenue Parking Garage – a cast-in-place post-tensioned structure – was exhibiting waterproofing problems and miscellaneous maintenance issues. Carl Walker completed a condition appraisal of the structure and provided recommendations for repair. These included sealant repairs, minor concrete repairs, improvements for safety, repairs to barrier rail strands, painting, and general maintenance.

City of CharlestonCharleston, West VirginiaCarl Walker conducted condition evaluations of its six parking structures for the purpose of planning and budgeting for future repairs and maintenance. The City decided to undertake major repairs in two of the older garages, with lower priority repairs and preventative maintenance actions scheduled for other facilities in the future. Carl Walker designed priority structural repairs and waterproofing protection measures for Parking Structures No. 3 and 4.

City of Painesville Municipal Parking GaragePainesville, OhioThe Painesville Municipal Parking Garage, constructed in 1973, garage is a two bay structure composed of seven staggered parking levels. Carl Walker performed a condition appraisal of the parking garage to review the condition of the garage, make recommendations for the repair and maintenance, as well as perform a life cycle analysis for the garage. Carl Walker performed design, bidding, and construction administration services for immediate and long-term repairs.

City of York Market StreetYork, PennsylvaniaThe Market Street Garage is a seven-level (two below grade) structure constructed in 1968. A previous consultant had recommended demolition, but to the City’s delight, our review did not support demolition of the parking structure but developed various options for restoration. Carl Walker reviewed the structure to confirm quantities and locations of items of deterioration such as cracking, scaling, and spalling of concrete elements. Carl Walker also designed a new façade for the parking garage.

CWRU Health Sciences GarageCleveland, OhioThe Case Western Reserve University Health Sciences Parking Garage, which was originally constructed in 1966, consists of a two level enclosed parking garage with a landscaped rooftop plaza. Carl Walker performed a condition appraisal of the parking garage to review the condition of the garage and make recommendations. Carl Walker developed construction documents for the recommended repairs, and performed construction administration and monitoring services.

Detroit Metro Airport Blue DeckDetroit, MichiganThe Detroit Metropolitan Airport Blue Deck Parking Structure provides 5,500 parking spaces to patrons of the airport. The structure exhibited shear wall damage, failures with flange connectors and expansion joint systems, and premature deterioration of the tee surfaces, drainage basins, and numerous joint sealants. Carl Walker diagnosed the deterioration mechanisms and developed a multi-year repair and maintenance program to extend the life of the structure. The entire operation proceeded on schedule and was completed under the approved contract budget.

Grand Rapids Community College, North BuildingGrand Rapids, MichiganRestoration description:
- The design of a full slab replacement of supported parking under the North Building
- Approx. 25,000 sq. ft. of 10” thick floor slab was removed and replaced while the building was kept in operation
- Perimeter walls and columns were structurally braced during floor replacement

Medical University of South CarolinaCharleston, South CarolinaCarl Walker provided term contract engineering services for MUSC, including the evaluation of six parking structures located on the campus. Carl Walker assessed the condition of the existing parking structures, including a review of original design drawings and a physical inspection of each facility. Carl Walker provided a report with detailed descriptions of observations, as well as system-wide maintenance, repairs, and budget recommendations projected over a 10 year time frame.

University of KentuckyLexington, KentuckyBuilt in 1968, this cast-in-place button-headed post-tensioned concrete structure required major repairs to address corrosion, deterioration and numerous failed post-tensioned floor slab tendons. Carl Walker developed a restoration plan that was non-invasive to the existing structure, and that allowed for continued use of the garage during construction.
Facades

Bellevue HotelPhiladelphia, PennsylvaniaThe Bellevue Hotel is a 19 story hotel that was originally constructed in 1904, and was added to the National Register of Historic Places in 1977. Carl Walker performed a condition survey of the exterior walls to review the condition of the façade components and make recommendations for their repair and maintenance. Carl Walker produced a report complete with findings, conclusions, restoration recommendations, and an opinion of probable repair cost.

Chantico LoftsChicago, IllinoisChantico Lofts is a residential condominium building converted in 2005-2006 from a 1920’s era heavy timber-framed brick industrial building. Carl Walker performed an investigation of exterior envelope leaks to identify conditions in the roof drainage system, exterior walls, and basement waterproofing that may be causing moisture infiltration into the building. Carl Walker produced a report complete with findings, conclusions, restoration recommendations, and an opinion of probable repair cost.

Dayton City HallDayton, OhioThe Dayton City Hall Building was constructed in 1908. The building, which is 6 stories in height, consists of exterior rough-cut marble and clay brick masonry walls, with an interior reinforced cast-in-place concrete structure. Carl Walker served as engineering subconsultant for the design-build restoration of the exterior walls. Included in our services was a review of 100 percent of the exterior walls from an articulating man-lift. We performed design and construction administration services for the recommended repairs.

Fifth Third Bank BuildingGrand Rapids, MichiganThe building was originally constructed in 1929.
Restoration description:- Complete removal of the existing plaza surface, including existing planters, insulation and waterproofing membrane
- New features including new Hydrotech waterproofing membrane, drainage, insulation and isolation layers, finish plaza slab and new planters

Fifth Third CSCIIGrand Rapids, MichiganThe Corporate Service Center II Building (CSCII) is a three story office building constructed circa 1990, The exterior walls of the building consist of a combination of clay brick masonry with concrete masonry backup walls, and aluminum framed windows and doors. Isolated leaks within the interior of the building were reported. Carl Walker performed a review of the exterior brick masonry, including exterior exploratory excavations to review concealed conditions within the exterior brick masonry walls to identify restoration needs. Carl Walker provided remedial design, bidding, and construction administration services.

JCU Millor HallUniversity Heights, OhioMillor Hall is a three story residence hall, constructed in 1981. The exterior walls of the building are clad with clay brick masonry, with a concrete masonry backup, and with limestone accents consisting of copings, window heads and jambs, and water table. Carl Walker performed a condition survey and evaluation of the exterior walls to identify repair needs. Carl Walker performed a condition survey and evaluation of the exterior walls at Millor Hall to identify repair needs.

KSU Student CenterKent, OhioThe Student Center is a 3 story building, constructed in 1971, on the Kent State University campus. The building structure consists of a structural steel frame. Carl Walker performed a condition survey at the building to review the condition of the exterior brick masonry wall, window, storefront, balcony, plaza, and soffit components to make recommendations for their repair and maintenance, and present the associated opinion of probable repair costs.

One Pierce PlaceItasca, IllinoisThe One Pierce Place East and West Towers, built in 1983, are steel framed structures with cast-in-place floor slabs. The façade consists of alternating granite and glass spandrel panels at each level. Carl Walker performed an evaluation of the façade of both towers including a close-up inspection of the façade from suspended scaffolding in several locations. Carl Walker prepared construction documents and provided bidding assistance and construction administration.

Park View TowerChicago, IllinoisPark View Tower is a 21-story residential high-rise constructed in 1972 with the concrete columns, slab edges and cantilevered balconies exposed on the exterior. Carl Walker performed inspections in compliance with the municipal façade examination ordinance and to develop repairs to address chronic water infiltration. Carl Walker prepared construction documents and performed construction administration services for the implementation of the repairs.

Union StationChicago, IllinoisThe historic Union Station in the West Loop of downtown Chicago was built in 1925. The building structure consists of an interior steel frame, while the exterior walls are constructed of multi-wythe masonry. The perimeter exterior walls are constructed of limestone panels with a clay brick masonry backup. Carl Walker, Inc. performed a review of 100 percent of the exterior walls of the Union Station Headhouse from suspended scaffolding and boom lifts to identify restoration needs and to file the critical examination report required by the City of Chicago. A five-year restoration program was developed for the exterior facades.
Plazas

222 South RiversideChicago, IllinoisThe entrance plaza at 222 South Riverside provides and aesthetic main entrance to the building as well as access to the Union Station mezzanine. The plaza exhibited leaking in multiple locations into the Union Station mezzanine and plenum space below. Carl Walker designed a repair program to address areas of leaking, as well as deterioration of the structural slab. Repairs included structural slab concrete repair, removal and replacement of planter membrane waterproofing, and replacement of membrane waterproofing below the paved walkway.

Bank One Towers parking StructureCincinnati, OhioThree supported levels and one grade level for parking with two office towers on top of the garage.
Restoration description:- Partial-depth slab, overhead repairs, and other concrete repairs to beams, columns, and walls
- New supplemental drains installed at poor drainage areas
- Traffic-bearing waterproofing membrane on plaza level recoated with heavy duty system for weather protection

City of Aspen PlazaAspen, ColoradoThe City of Aspen’s Rio Grande Plaza located above the Parking Garage, needed restoration repairs and a new plaza to visually connect nearby Main Street to the lower level city park. The plaza system consists of pavers, planters, and landscaping that much of which had deteriorated and lost its aesthetic appeal. Carl Walker provided design services to restore the plaza and waterproofing and improve the aesthetic appearance to promote its us.

Fifth Third PlazaGrand Rapids, MichiganThe Fifth Third Bank Plaza was constructed in 1967. The Plaza is located over occupied bank office space and the underground parking deck. Carl Walker performed preliminary field investigations to determine the type and condition of the existing waterproofing system. A new plaza system was completed, including a new membrane system, subsurface drainage/ isolation layer, cast-in-place floating slab with an insulation layer, and snow melt system. Carl Walker provided design documents, bidding assistance, and construction administration services for the project.

Independence Place PlazaPhiladelphia, PennsylvaniaIndependence Place Plaza and Towers is located in the Old City area of Philadelphia. The plaza was experiencing water infiltration resulting in deterioration in the parking areas below and adjacent tenant spaces. Carl Walker completed a review of the plaza area and provided repair recommendations and maintenance plan. Carl Walker designed a repair program, assisted with bidding, and provided construction administration services for the needed repairs, which included a durable, long-lasting surface with an expected service life of 30 years.

Naperville Municipal CenterNaperville, IllinoisA cast-in-place, conventionally reinforced, two-way supported slab with adjacent municipal building and parking structure.
Restoration description:- New waterproofing, bi-level drains, concrete topping slab, and precast pavers installed
- The entrance vestibule, revolving doors, and terrazzo floor were replaced

Allegan and Ottawa Parking LotsLansing, MichiganThree parking lots, owned and managed by The State of Michigan, were used by State employees. Carl Walker was retained to redesign and consolidate the three parking lots. The final plans included revision of the physical layout and dimensions of the parking lots to provide landscaped areas – including a new walkway between the lots – and improved traffic flow and parking.

Capitol Parking LotsLansing, MichiganCarl Walker helped redesign the Michigan State Capitol Building parking lots to better accommodate vehicle flow, improve the accessibility along Ottawa Street, and improve pedestrian safety. New catch basins were added and a deteriorating drainage system was reconstructed.

Michigan State University Parking LotsEast Lansing, MichiganThe reconstruction of Michigan State University’s Parking Lots #82 and #83 was necessary due to long-term pavement deterioration and to upgrade safety. Work consisted of asphalt pavement and curbs demolition, erosion control, revised physical layout/dimensions of the parking lot to provide an improved level of service for traffic flow, safety, and parking, revised elevation grades, gutters, curbs, sidewalks and more.

Daisy Square LoftsSt. Joseph, MichiganDaisy Square Lofts is condominium complex constructed during 2005 and 2006, providing a basement parking area beneath the building. The parking area experienced flooding upwards to one foot during a thunder-storm. Carl Walker performed an inspection and evaluation of the drainage system to determine the nature and extent of the problem and recommend appropriate remedial action.

GRCC Pedestrian BridgesGrand Rapids, MichiganGrand Rapids Community College has seven bridges that provide pedestrian walkways between on-campus buildings. The structural system varies from bridge to bridge, including concrete slabs supported by steel framing, cast-in-place supporting walls, and precast single tees. Carl Walker conducted a conditions analysis of each bridge to determine deterioration, including cracking, scaling, and spalling of concrete structural elements. Carl Walker provided recommended repair items and corrosion protection methods, developed construction documents, and provided construction administration.

Houseman Athletic FieldGrand Rapids, MichiganThe Houseman Athletic Field retaining wall was constructed in 1934 and is approximately 360 feet long.

Midcon Pedestrian BridgeLombard, IllinoisThe Midcon Building Pedestrian Bridge is constructed of conventionally-reinforced one-way concrete slabs supported by concrete beams and columns. A three inch decorative concrete overlay was applied to the bridge surface. Carl Walker was retained to review the existing condition of the structure and provide repair and protection recommendations.
