The structure is of filigree panel construction, with 3 supported levels and 1 grade level for parking. The total parking area is approximately 400,000 square feet. Two office towers are located on top of the garage; therefore the garage had to remain in service at all times. The parking garage was in moderate condition, but was starting to show evidence of deterioration due to corrosion damage from deicing salts and water leaking through precast panel joints, and cracks in the topping slabs. Chloride contamination levels were near the corrosion threshold at depths greater than 1-½” in the topping slab.
Restoration Description
- Extensive partial-depth slab, overhead repairs and other concrete repairs to beams, columns and walls. All repairs had to be completed in phases so garage could remain in service.
- New supplemental drains installed at poor drainage areas.
- An existing traffic bearing waterproofing membrane on the plaza level was “recoated” with a heavy duty system to better protect against extreme exposure to weather.
